Rental Policies
Tenant understands that each property ranges from rustic to upscale. We will use our best efforts in describing the properties, but are not responsible should tenant be unsatisfied.
Each property is furnished
with blankets and pillows. Tenant must supply all sheets and towels,
unless noted for that specific property OR arrange for linen rentals - sheets plus towels (beach, bath, hand & washcloths) can be rented for just $25/person/week.
Most properties have telephones
for local calls, with a block inhibiting long distance calls. Tenant MUST
use calling card or credit card to make long distance calls.
Pets are not allowed at
most of our properties. If you plan on bringing your pet, please be sure
to let our rental agents know. With approval of bringing a pet, there
is an additional Pet Deposit of $100. Should you bring your pet
without prior approval, such action may be cause for immediate eviction
with forfeiture of security deposit.
Smoking Policy: Most
properties are "NON-SMOKING." This means you are not allowed
to smoke inside and if you smoke outside proper disposal of any debris
is expected. A general indication if unsure, is Smoking Properties
supply ashtrays, non-smoking properties do not. Should you decide
to smoke inside a non-smoking property, you forfeit your security deposit.
Occupants
are limited to family groups only. No sororities, fraternities or non-chaperoned
groups. You must be 28 years of age or older to rent properties. Should
a group misrepresent themselves, they will be evicted immediately without
a refund and will also lose their security deposit.
Tenant
agrees to restrict number of people to that of occupancy limit as indicated
on the Rental Agreement. Should there be additional people, tenant must
understand that this action causes a violation in the Rental Agreement,
and may be cause for immediate eviction of property. In such case, tenant
forfeits unused rental money and security deposit. This is strictly
enforced.
A reservation becomes real
once the reservation deposit is received by Lighthouse Group. The security
deposit is in addition to rent, tax and clean fees. Any loss or damage
to rental property, including contents thereof, or any excessive cleaning
charges will be deducted from security deposit.
In addition to rent, there
is a clean fee of $75.00 to $250.00, plus lodging tax of 7%. At time of
making reservation, the security deposit and half of rent is due.
30 days prior to check-in date, the remainder is due. When reservations
are made less than 30 days out, FULL payment is due.
Should tenant cancel reservation
after any monies are received by Lighthouse Group, a cancellation fee
of $50.00 per reserved week will be deducted from such monies prior to
return of funds. No Exceptions. Should reservation cancellation
be before the final payment is made, Lighthouse will do its best to re-rent
the reservation period. No monies will be refunded unless the week(s)
can be re-rented.
Should tenant leave prior
to expected check-out date, this is at tenant's choice and forfeits any
unused monies.
Check-in is 3:00 pm, check-out
is 10:00 am. Should you be arriving later than 3:00 pm, we can make arrangements
for you to pick up your key and packet. Should you not be vacated
from property by 10:00 am and cleaners arrive to clean property, you are
charged $35.00 per 15 minute block of time that cleaners are not allowed
access to property.
Keys are to be dropped
off at Lighthouse office. Failure to return keys is subject to $35.00
service charge, deducted from security deposit.
Please make sure
you do not leave any personal belongings behind, there is a $35.00 service
fee, plus postage/shipping, to retrieve and send you your belongings.
If the property is located in an Association, the rules and regulations are strictly enforced.
Homes listed for sale are subject to showings during tenant's stay. Should a property sell prior to tenant's arrival, Lighthouse Group will make every effort to locate comparable accommodations. Should we be unable to place you at another property, we will issue a full refund.
